Make the area safe and stop the source
If you can safely reach the appropriate shutoff from a dry location, stop the water. Otherwise call for help rather than reaching through pooled water near electrical equipment. Keep people clear of wet outlets, appliances, and changing or sagging ceilings. Do not operate switches or handle plugs while standing in water.
Stop using a fixture that is causing an active drain leak or overflow. Repeatedly running it to demonstrate the problem can extend damage. Describe what happened during normal use and let the appropriate trade determine how to inspect or test it safely. A clear account often provides enough information to plan the first service visit.
Identify the water source as accurately as possible. A supply-line failure, leaking drain, sewage backup, and an unknown concealed leak do not warrant identical cleanup assumptions. Water that began in a supply pipe may also have contacted dirty or damaged materials. Tell the restoration provider what is known and what remains uncertain.
For an extensive event, arrange prompt safe mitigation as well as plumbing repair. Do not wait for visible growth before addressing wet materials. At the same time, avoid uncontrolled demolition or fan placement through suspect material. The scope needs to account for electrical, structural, and contamination concerns before equipment is used.
Record the failed plumbing component
Ask the plumber to identify the component repaired and the test or observation used to confirm the repair. “Leak fixed” is less useful than a record of the particular connection, pipe, drain assembly, or fixture involved. Save photographs if the part is visible safely, and keep the invoice with the discovery date.
Note who performed temporary work and who completed the permanent repair. A shutoff, cap, or temporary patch may stop additional wetting without restoring ordinary use. The material contractor needs to know whether the source is fully corrected or whether another plumbing visit is still required.

Avoid diagnosing the entire property or undertaking unauthorized wall removal; the immediate useful information is the source, active conditions, affected locations, and any safety concern.
Why the discovery date is not the leak start date
A leak hidden behind a cabinet or wall can remain unnoticed before a stain or odor appears. Record the first observation honestly, but do not convert it into an exact age for the damage. Likewise, a sudden visible puddle does not prove every nearby stain came from that single event.
The distinction matters when choosing how broadly to investigate. A known recent spill on an accessible surface differs from an unexplained damaged wall beside a concealed line. The longer or less certain the history, the less useful it is to decide salvage solely from a claim that the area was discovered “today.”
EPA's moisture guidance recommends prompt drying after leaks and spills, commonly expressed as a 24–48-hour prevention target. Treat that as guidance to act quickly, not a clock that determines whether mold must or cannot exist. Material condition and the actual water history remain central.
Keep previous repair records if the area has been affected before. A new leak can occur near an old repair, or an earlier source may not have been fully resolved. The next professional should be able to distinguish the current observation from the property's earlier history rather than infer everything from the latest paint.
Trace affected materials beyond the puddle
Sketch the rooms and mark the source, visible wet areas, floor seams, adjoining cabinets, and wall bottoms. Look for changes on the opposite side of a wall or in a room below when that can be done safely. Water can affect a connected assembly beyond the final puddle, but the extent should be established through evidence rather than assumed.
Ask what the moisture inspection covers and which areas remain inaccessible. Measurements should be labeled by location and material. A meter is a tool for evaluating moisture under particular conditions, not a mold detector or proof that every concealed surface is dry.

A dry-looking plank or tile surface does not settle the condition of underlayment, a substrate, or adjoining board. If access is needed, the work should account for utilities, older materials, and debris control.

Separate drying, mold cleanup, and rebuilding
Drying removes moisture; cleanup addresses contamination; reconstruction restores the building materials and finishes. Those activities can be coordinated, but none automatically completes the others. A room can have operating drying equipment and still require removal of damaged material. A newly installed wall can conceal an unresolved source if the sequence is wrong.
EPA's material guidance distinguishes clean-water drying options by material and condition. A sound component may be retainable, while swollen, damaged, or contaminated porous material needs a different decision. The provider should identify the assumptions behind its plan rather than treat every plumbing event as the same category.
Ask each contractor to state where its work ends. Who repairs the pipe, removes affected material, evaluates retained components, monitors drying, performs any required assessment, and restores the finish? A concise responsibility list prevents one company's completion invoice from being mistaken for completion of the entire project.
In Texas, professional mold assessment and remediation are regulated activities with exemptions. Use TDLR's laws and rules resources and consumer guidance to verify the role being offered. A water-extraction service or general repair contract should not be assumed to include every regulated mold service or completion document.
Keep claim and repair records factual
Notify the insurer promptly if a claim may be involved and ask how to document the damage and necessary mitigation. The Texas Department of Insurance distinguishes sudden accidental water damage from gradual leakage and explains that mold-cleanup coverage can differ. Your policy and claim facts govern the decision; a contractor cannot guarantee coverage from the appearance of the damage.
Photograph wide views and details, keep receipts, and preserve the repair timeline. Do not exaggerate the cause or hide uncertainty about when a concealed leak began. A factual record is more useful for both technical evaluation and a claim than a confident narrative that the evidence does not support.

Decide what evidence closes the job
Before rebuilding conceals the area, collect the source-repair record, material scope, drying documentation, and any applicable completion assessment. Ask who determines that retained materials are ready and how that decision was reached. A fixed number of equipment days or a pleasant smell is not a complete handover.
Save photographs of exposed areas with labels that identify their location. The reconstruction contractor should know what was removed and whether any access limitation remains. If the agreed conditions are not met, resolve them before new finishes make further evaluation harder.
After normal use resumes, check the repaired source and the locations in the original water map. A new wet spot deserves a specific follow-up even when the previous project is closed. Bring the repair history and current observations so the next appointment can distinguish recurrence of the original failure from a separate event.
